A commercial roof replacement is one of the largest checks a building owner writes, so the first question should be whether you need one at all. We start with a hands-on inspection, core samples where the roof calls for them, and photos of what we find. If the roof has years left, we tell you and quote the repair or restoration instead. If it does not, you get a written scope that names the system, the permit, the schedule, and the price before anyone signs. Leo Roofing & Construction has worked on Palm Beach County roofs since 2004, and owner Frank Leo stands behind every job. Se habla espanol.
A recover installs a new roof over the existing one. A tear-off strips the old roof down to the deck and starts clean. A recover can save time and disposal cost, but it only makes sense when the old roof is dry, firmly attached, and has not already been covered once.
Florida code limits when a new roof can go over an old one, and wet insulation or a damaged deck rules it out. Our inspection answers that question with evidence, not a guess, so you know which path fits your building and why.
Most commercial buildings in our area sit under a flat or low-slope roof, and the right membrane depends on how the roof is used, how much sun it takes, and your budget. We install the systems that hold up to Florida heat and heavy rain, and we do not push one product on every building.
A white, heat-welded membrane that reflects sun and suits large low-slope roofs.
A multi-ply asphalt system that handles foot traffic and rooftop equipment well.
Layered felts and bitumen, often under gravel, for buildings that need a thick, durable surface.
Standing seam and exposed fastener panels for warehouses and metal buildings.
Every commercial roof replacement we install is permitted, and the new roof has to meet the current Florida Building Code for the wind zone your building sits in. Broward County falls inside the High Velocity Hurricane Zone, which carries stricter product approvals and inspections than Palm Beach and Martin Counties. We pull the permit, schedule the inspections, and document the fastening and edge details so the record is ready for your insurer.
That documentation can also support a wind mitigation report, the inspection that shows how well a roof resists storm uplift, which property insurers use when they set premiums.
Most of our commercial replacements happen on occupied buildings. We plan the work in sections so only part of the roof is open at a time, stage materials away from entrances and loading zones, and dry in each section before the afternoon storms roll through.
You get one point of contact from the first walk-through to the final inspection, with updates at each step and photos when the work is done.
Leo Roofing & Construction holds both a Florida roofing license and a Florida building license. On a commercial replacement that matters, because a tear-off often uncovers a rusted metal deck, rotted wood, or framing that needs attention before the new roof goes down. We fix it with the same crew instead of stopping the job to bring in another trade.
Our labor is backed by a seven-year warranty, and the system carries the manufacturer warranty that comes with it. If cash flow matters on a large project, ask us about financing.
We also install roofs on new commercial buildings for general contractors and developers across Palm Beach County and the Treasure Coast. We price the roof scope early, hold the schedule, and coordinate dry-in with your team so the roof passes inspection the first time.
It depends on the size of the roof, the system, and what we find under the old one. We give you a realistic schedule in the written scope and work in sections so the building stays open.
Sometimes. A recover is possible when the existing roof is dry, firmly attached, and has only one layer. Wet insulation, a second layer, or deck damage means a tear-off. Our inspection and core samples tell you which applies.
Yes. A commercial roof replacement needs a permit, and the new roof must meet the current Florida Building Code for your wind zone. We pull the permit and schedule the inspections.
Our labor is backed by a seven-year warranty, and the roof system carries the manufacturer warranty that comes with it. We walk you through both before you sign.
